Hey guys, as part of the Realtors Association I have access to a program that is call IMAPP which give access to a lot of data of home owners. I was checking ListSource.com and to my eyes is basically the same. Also I notice that the company that owns Matrix also owns ListSource which is CoreLogic. Have any of you used any of these services? And what would you recommend?

Hey guys I would like to know if there is any post card service that you recommend to send less that 500 post cards. I am testing to target owners out of state but it comes about 300 addresses. Thanks for your help!

Thanks for your answer Martine. That sounds really good! I just want to understand and apply this strategies so in any case that I have to use them have a better understand of what to do. Also I think that it looks more professional when you present more than one exit strategy to and investor and it gives them more confidence on you in case things goes south. 

Hey friends I just finished to read "The Book On Flipping Houses" by J Scott and at the beginning he mentioned some exit strategies in case that the flip don't work. But he do not mention this any more in the book. Can someone tell me which are these exit strategies and where I can find a book or materials about them? Thanks for the support.

Hello BP members, I am brand new to this world of Real Estate Investing but I really love it and I want to start investing!

Now my question is: Is a good time to start investing on Real Estate?

I have been reading for about 2 month already articles and forums on BP and a lot of people says that the market is on the peak of the cycle.

Since capitalist economy is cyclical and there is a recession every 8 to 10 years and last recession was on 2008, we already past this bench mark. 

Now I am from Miami and I have notice that prices have gone wild. This is good and bad I would say. Good because we want to sell/rent high and Bad because prices to purchase properties also are high for investors and for non-investors. 

Is this a signal that we are about to experience a crash on the market or is a signal that the market still growing?

Hope that you can help me to understand this a little bit more.
