@Russ Draper Sorry for not seeing to answer this before now. I offered owner 15k, but she was anticipating getting more for the land with house on the property. The house, however, is a total tear down to me as it would have to have electrical, plumbing done over in whole house, HVAC added, as well as interior walls etc done and exterior. The county assessor's shows total value @ $36,680 (for land, improvement and accessory value). Property is located in Pembroke. I recently got response from a lady I had sent yellow letter to about her property. But the property I sent to her about, she is not interested in selling. However, she has another property she wants to sell in another part of Ga. It is her parents old house, she has been paying taxes and everything on. No problems with it or anything in me talking to her. If there is anyone that is interested and  would like to get contact info for her, you can contact me through BP here and I'll be glad to send that info.

@Jonathan Holland all of this is SO true. You just have to get out there. You never know who you'll meet or mention wanting to sell house. Last week I just happen to go with my sister to a friend's house that mother had died. In talking, spoke to a former educator, older lady I knew that mentioned selling her old house. She n spouse built another n another part of city. I took advantage of opportunity n told that I would like to buy as an investor. I followed up with a letter n I will give her call next to talk further. Hopefully, she's ready! The more you make that step, easier it will be. Wish you the best n go to those meetups with your REI!! I went to my first one in June n I won't miss them now.

Yes. It's a lead I got and the property is owner occupied. I haven't spoken to the owner, to find out any info yet to know the full situation. So I was wanting to know if I would just do direct mailer and then go from there? Thx.

Hi BP has anyone wholesaled to distressed (financially) property owner that is occupying the home? Have some questions in regard to this type situation and would like feedback from anyone that has done before. Thx.
