I'm thinking this could be a way to save the monies needed to purchase a property and build equity. Not everyone has 20-30% to put down. This seems like a good business plan with the right property and landlord onboard.

Anyone know about refinancing out of a HML when the property was used as a airbnb or group home, so no long term leases?

Can someone advise me on how to be transparent, what to say to a homeowner who is willing to sell me their home way below MV? I would like to try to wholesale it as I'm not interested in buying it myself. I'm new to this or at least I have not done a deal yet and I want to be transparent instead of pretending like I'm going to be the one to purchase when I'm going to sell the contract...Thanks in advance.

 It's hard to navigate. You really have to watch the training videos (which i dread, i always feel like I can just figure it out as I go...), everything is hidden and not self explanatory. Setting up the campaigns was a nightmare! Organizing the data was another very hard to figure out task. I just hated it! If I had time to take a 2 week course on it to figure it out, maybe I would have felt differently, but I'm looking for uncomplicated and if their stupid webmaster can't come off his high horse and make it easy then I'm not paying $50 a month plus the lead generation costs...and thats my 2¢

Hah, more expensive than REI reply. If it's easier to use and the $100 a month is within your budget it may be worth it. I'm not there yet.

I did not find Rei Reply user friendly. And for $50 a month plus the cost of skip tracing and sms campaigns it was not worth the amount of time I spent trying to figure it out. I will take a look at the one you noted here.
