Hi, I'm a new agent working for a large broker. I'm not getting any leads except a few rentals here and there. I am about to interview with a small broker who deals primarily with bank owned properties and is promising me all of his buyer leads. Should I make the switch? Someone told me it was a bad idea cause the commissions are low, and the banks take forever to accept offers...is that still true?thanks in advance for the advice

How can jump on another wholesalers deal? Here's the scenario...I get an email from another wholesaler about a great deal at say $93,000. Can I market this to my cash buyer list for say $94,000? If so how does the paperwork work? Can someone tell me how I approach it to my buyers? Do i tell them I'm asking for $1,000 finders fee or whatever it's called? Thanks.

Hi,

I'm about to get a purchase agreement on a house that I plan on assigning and I'm not clear on what i should disclose to the seller, if I need an attorney, where to put the escrow check...can someone spell out the next steps for me. I will be purchasing for 245K . I want to make 10K on this deal. So I believe I market the property for 255K. Do I tell the investors or end buyers there is a 10k assignment fee included in the asking price?

Ok, I figured it out. You have to click on the votes tab number and it will add your vote. It's when you hover too high that you will get "see who voted". You just need to click. Wow, the webmaster should really make this more apparent.

Where or how does one vote??? Is there a button somewhere? i've been looking for answers for an hour now. watched the tutorial...why is it such a big secret?

Hi, I'm a newbie too. I just put in my first offer on a house I plan on wholesaling . Waiting to hear if I got it. 

I'm interested more in flipping but need upfront funding for title search, points, insurance...I'm figuring around $10000 . I'm looking into hard money for the mortgage. I work from home selling comcast cable , web design and interior design so my schedule is flexible and will allow me to do all the legwork put in some sweat equity as well as I can paint, tile, hire contractors...Anyone interested in doing a flip with me?
