"How would you like it if ________ ?"
"What would you do if _______ ?"
"Would you like this to happen?"

These words always provoke a "Yes" or "Yes"-feeling response. The more yes's, the better the chance you'll buy something at the end.

Thanks for the help Jon and Josh. Although Josh, stop being so negative (though I agree haha). I was seeing what options there were for me with 12k trying to fund a 40k buy/hold deal. Conventional loans are out, A subject-to won't work on this deal since he wants the whole sum, so who can I turn to? Private lending? Ehh, I'll keep doing my best. Eventually, I'll get it. Anyways, thanks for the useful advice.

Hate to hijack this thread, but what can a person do with no job, 735 credit, pays bills on time and 12k in cash? Is it possible to get financing? conventional loans?

I have the same question as I am looking at a few properties in that area and close to closing a deal on one.

I definitely agree with Burn Notice... it's one of the best shows I've watched. I also forgot to mention Battlestar Galactica. Don't let the name fool you, the first few episodes will get you hooked.

hmm... definitely keep to your word as long as your words can't harm you from the beginning... which leads me to 45. Simple, cliche, yet very helpful.

45. Don't make promises you can't keep.

btw, a little off-topic here, but the RE here is like San Francisco in price and half the size.

Make sure you take some time off to play in Ropongi......

Whoa, I just came back from Roppongi not too long ago. What an investment!

If you get motivation from outside sources, then that's your problem. This type of motivation is only temporary and a bit shallow. I hate to sound new-age'ish, but motivation should come from inward, then outward, not the other way around.

Anyways, if you really want to change, the method I use is below:
Set a goal for 30 Days. Most of the time, people get so caught up in thinking they have to do it forever... then laziness and thoughts of a neverending cycle kicks in. If you set a goal for 30 Days or so (like a trial [complements to Steve Pavlina]), do what you can until the 30 Days is finished. If you can't do it for this long, then it'd be impossible for you to do it any longer. l have accumulated over 8 great habits throughout the past year doing this method. I find it's difficult to stop the habits after about 30 Days. I started a 30 day push-up trial about 3 months ago. I started at 7 push-ups max... now I can do about 4 sets (40, 36, 32, 28) with 2 min breaks. I eat broccoli/spinach every night and 3-4 bananas in the morning. I practice my piano/singing about 2 hours a day and I go to extreme measures to accomplish these tasks even when things get really tough. After all this, I still have about two-thirds of the day for work/study. Yes, there are times when I want to quit or go to sleep because I'm sooo tired, but my body moves on its own... It's eerie.

If you want to stop after 30 Days, then at least you know you have the experience to do it at a different time. Anyhow, hope this helps anyone who wants to build good habits... it's changed my life from just talking about doing something to actually doing that something.

I'll start:

Entourage
CSI (all of them)
Law & Order (most of them)
Heroes (losing its touch, unfortunately)
ER

Anyone have anything great they're watching?

Hmmm, I actually think Heroes is getting better with the villains chapter. Other shows like Prison Break and Lost definitely lost it towards the later episodes.

If you like comedy "How I Met Your Mother" is like The Family Guy, but real life.
