Since you are getting the data as an Excel file your process of mapping with property appraiser’s data can most likely be automated. How do you search on the appraiser's site? By property address?

It depends on what format the data is in and how the websites are structured. The first being more important. I'm assuming that list is not a physical copy. Is it a PDF, Excel, etc.?

Does that list have an address that you can use to search on the appraisers or is there some value that matches the two up?

Not sure about a better way, but depending on your answers to the above it's possible.

@Mitchell Abel A secured credit card is a credit card that you make a deposit on at the beginning. So if you deposit $200 your credit limit is $200. For capital one I only put $50 and got a $200 limit. And that deposit is refundable if you ever close your card.

As for getting started with wholesaling I'd start by reading this:

Then browse the forums in the wholesaling section.

I'd also recommend Brandon Turners book Investing In Real Estate With No and Low Money Down if you are still unsure what route to pursue before you decide wholesaling is the only way.

Low hundreds for an independent contractor (upwork or the sorts) and well over a thousand for a reputable company. It really varies quite a bit depending on who you ask so if you go the company route get multiple bids.

Here's a cool tip. My lender counted my college experience for a portion of my work history. So keep that in mind before you think you need to work two years before applying for a loan. I didn't even have a W2 or a tax return. 

Brett Kennedy is hosting a meet up this Thursday and is going over wholesaling I believe. KHREA does a meet up or two a month and I'm sure Lexington has some as well. You will learn a lot.

Also for credit, I highly recommend getting a credit card. I kept getting denied so I got a secured credit card. It reports as a normal credit card and boosted my credit over 50 points.

All these guys are giving fantastic advice. However I'm in Old Louisville with a 200k, 5 bedroom house and I'm close to the 2% rule AND I bought off the MLS.

It can be done.
