I have a house under contract right now in the Old Louisville area as well. This will be my first. I'll be house hacking and renting out the other rooms to some friends in college. They won't move in until August so I'll be doing a derby rental as well. It's a large 5 bedroom home and the numbers I'm seeing per night are looking really good.

I think I know which home you are talking about. Is it on St. Catherine? If so I walked through that house and was going to make an offer to find it went under contract that day.

Trevor, what tools would you like to see all placed on one dashboard?

Clay, great idea. I'll see how feasible something like that would be. I have a feeling it could be done, but would be based off entirely of data from a source like Zillow.

I'll be purchasing my first multi-family within the next three months. I know enough to tell you where the bad areas are, and how people are investing successfully there, the cookie cutter areas, and the higher end areas where it's an appreciation play. If anything I can at least point you to the right person. If you have any question or want to talk feel free to reach out.

Also I'd stay away from purchasing any SEO services from Fivver. Don't buy back links or anything else. It will end up getting your site blacklisted from Goolge.

Site content can be cheap. About $10 an article. I'd highly recommend hiring someone on Upwork to post content for you regularly instead of Fivver. Posting content your audience want to read is the best way to increase SEO. The next best is to build up your back links. SEO is a long process but is a great investment. Social media is a different story.

Hiring a reputable SEO company is not cheap. Several hundred dollars upfront and a few hundred a month on retainer. SEO is a continuous process. But I'd say a few hundred dollars a month is worth it if you're closing on thousands of dollars worth of deals coming direct to you. If you expect to do a lot less and don't want to invest that much content creation is a great start. Remeber it takes time.

I'd check the legality of what you are trying to do.

Import.IO is very unflexible but works great for quick scrapes on smaller websites.

You will have to use something like Java along with a web automation framework like selinium. I have done something similar before. Feel free to reach out to me if you want to talk more about it or need help.

I know this post is a little old but what I'm about to say is VERY important. 

Submitting your website to search engines like Google and Yahoo DOES NOT WORK any more to increase SEO or even speed it up. Their crawlers are to the point where they can find any website. I'd be very hesitant to use any compnay that includes search engine submission as a service let alone Thier entire buisness model.

The best way to have your website "registered" is by creating quality content.

I flip and do buy and holds on revenue generating websites. The ROI is anywhere from 10 - 25 months. It does take money to get in and it's not easy getting financing but the entry price is much much lower compaired to real estate. Since it's possible to leverage money with real estate, I'm using it to boost my investments online.

The domain name actually does not matter for SEO with Google. So choose whichever the user is most comfortable going to. So I'd agree with Michel Lee, no hyphens and spell out your numbers. 

To see what people are searching for use Googles free keyword planner and see the search volume for each keyword. Like: "cash for my house" or "cash for your house" and see which has greater volume. Although it might not matter on the domain name, you will have this phrase thoughout your website which does matter for SEO. 

To add to the list above, content is king. Create a blog and write on key word focused topics to drive organic search. I'd also add links much higher up on the list, number two to content. 

Last note, Google adsnese does NOT increase your SEO.

I'm a website developer for a living and I will be purchasing my first multi-family in the next few months. I was looking at a local foreclosure list and found it very difficult and time consuming to find the houses in the areas I'm interested in and quickly see what it looks like. So I developed a website that plots all the houses on a map, shows the Google maps view, has has a link to the aprasil if avaible. Now instead of spending an hour searching through a list of 100+ I can quickly go to my map and see the houses in the areas I'm interested in.

So what technology would help your real estate investing? Here's some general possibilities to get the ball rolling:

- Additional features on existing property management systems

- Automated offer system

- Map of foreclosure lists in your area

- Automatic NOI, Cap Rate, ROI, calculation from houses on the MLS

I'd love to hear your ideas. I might just make it for you!
