Social media assistant is not the same as what you are describing. They simply help you post and respond to people on social media and maybe do other small tasks. SEO and marketing is largely different and more complex. Hiring an SEO expert is not cheap and neither is a marketing firm. So depending on what she's doing I'd say minimum wage would be an insult. 

Also do NOT use fiverr for SEO. It's not the place to get an assistant either. Use Upwork.

Your best bet is to ask an investor friendly agent for a list of expired listings

My guess is that there's not going to be anything like this out there. Especially if you're looking for expired MLS listings and not relying on zillow data. You'd have to partner with a real estate agent to get access to the local MLS then a developer to utilize that data and write out the software.

It might be worth looking at buying a new Mac. I believe it should come with the newer offices. 

Personally I wouldn't upgrade from 08 to current if I had to pay unless there's some new feature you really need. Otherwise they all are pretty much the same.

I'm using it on one right now. I like it but it is very limiting on what you can do. What I don't like is that it doesn't automatically charge late fees. However payments are auto reoccurring so they claim it doesn't happen often. My tenants are A/B class so it works great for me. I wouldn't try it with any tenants in which you think you'd have to deal with late payments frequently.

I second Podio. I utilize it with Zapier. 

MileIQ is good as well but can drain battery.

I always recommend using Selenium. But that of course requires you to know how to program and have time to do it.
