I'm not sure to what extent my direct mailing services should extend to? I plan on working in the syracuse/rochester markets but currently im targeting upstate ny, i.e (Niagara and Erie Counties). Pleasehelp

there are 3 meters on the property and 2 furnaces i know off. i'll contact the agent tomorrow to find some more specifics about it. im not sure how the 3rd aprt operates. its an add on. butt anyways this has potential which is exciting.

okay lets clear up the confusion. im not fluent with this process exactly yet.

Selling For: 59,500
Current Rent Income: 1255.00
Property Taxes (est) - $2464 annually
Insurance (est) - $800 annually
Water&Sewage - $694.24 (08 expense)

Im unsure of how to calculate the actual PI of PITI. But here are the numbers i have currently.

1200 combined. And honestly i know a new furnace and hot water heater were installed approx. 5 years ago. the roof is in fair condition and im not sure about the foundation. Ill take another look at it. Thanks.

ive seen the home about 5 years ago and know the general layout and its potential ( it WAS kept up nicely), i dont see improvements costing anymore than 5k expecially since theres already long term tenants there.

Its 3 family home with seperate utilities and entrances from the outside. I believe it to be a good rental income source.

all 3 apartments are rented out now at 1,200
according to the agent piti comes out close to approx. 1400

is this a deal or what other information do you need?
