okay i understand that. A company aside, what about just flipping the properties then with having an LLC and such. Just to get the feel for this business?

okay thank you. How much does the living square footage usually factor in. For example. I found a comp about 2 blocks away that sold for 67k, 3BR 1.5B 1100 living sq ft. My potential property is listed at 35,500 4BR 2BATH and 1450 sq ft. The owner passed away and her relatives all live in other states. I believe this is why its listed so low.

I've read that its a good source to find comps. in the area of your property, but not to trust the values given. Does this refer to the values the comps sold for? or the "zestimate" of your property based on these comps?

the realtor said 800 was last years expense for it. does this seem right>

its not at worth 85k, similiar homes in this are have sold for 65,000. Im not looking to make a huge gain on this at all, although it would be nice. Just alittle would be fine. With it being my first possible deal it would be satisfying and a confidence booster. understand ? WOuld you reccomend not pursuing it then?
