i know i do not offer any help at all. but the situation you are in now is what im afraid will happen when i start investing. this has actually caused me not to really really look into potential deals. i also have limited to no credit and will probably be in the same situation as you shortly. anyways thanks for the post, its been insightful. good luck

okay i understand where you guys are coming from. Essentially then its just a better idea to save money while i have little overhead in order to make larger more profitable deals. Another idea i have been speculating about is buying a house and having roommates help pay for a mortgage. i am really just looking for the best way to start investing in real estate and from what ive been reading, it seems that your first home is usually your first investment. please let me know of anymore ideas that might fit my situation. thanks

heres my situation:

im in the air force and receive about 1600 a month right now with basically no overhead. its likely that i wont be stationed in one place more than 2 years. however ive been thinking that it seems like a good idea to purchase a home where i am stationed and then rent it out to either other airmen or anyone. and when and if i get stationed elsewhere, i can sell the house or keep it as a rental. of course i plan to aggressively find an investment property below market value that will generate cash flow. also i can use this propertys equity to finance another home and etc. does this sound like a workable plan....

I've bought a wholesaling course but cant remember the author off hand. Also i've began to read a few e-books, but i mainly have learned alot through hundreds of articles posted on the web. Theres definitely alot of information for free on the web!

Im sorta in the same situation you are. No investor is going to let you accompany them during their practice, expecially since your competition. As im guessing your trying to learn as much as possible about real estate and REI, i approached RE salespersons. There are an abundance of them, and theres bound to be a few who will allow you to shadow them, While your doing this, read as much as you possible can and ask the agent any questions you might have. And as always,theres plenty of successfull REI's to answer your questions on this forum. Good Luck

Im more so looking for a college that will directly prepare me for residential real estate investing. I've looked into the Univ. of Denver which has Real estate degree paired with construction management.

so after reading much of the forums here, i've decided to dedicate the next year and half to learning as much as possible, building my limited credit, saving up some cash reserves while im active and then launching a wholesaling campaign where my first duty assignment is. hopefully itll be in a good profitable area. any thoughts?
