newer vs. older; condos have more flexible rental policy (not necessary to allow daily rentals); warrantability (in the fennie mea sense:); walkability; view; amenities; floor (not always as it depends on location). Trust this short list helps (there's more:)

Really depends if you are looking to just invest or also house hack. Popular areas include: Little Havana; mid-Miami Beach; Hollywood; Little Haiti; Westchester (mostly duplexes).
