If concerned with potential hurricane damage, South East Florida should be considered - we have the most stringent building code in the world (for example, Miami-Dade county impact windows are the gold standard). By the way, that's one of the reasons why our market is pricey - it's expensive to construct / update with such a strict building code.

Na tym web site jeszcze nie ma za duzo inwestorow w Europie (przy najmniej od 2016, od kiedy tu "grasuje":) W Polsce sa agenci / posrednicy nieruhomosci, oni na pewno maja dostep do ofert. Mozna tez samemu kontaktowac wlascicieli, = same as here in the U.S. either hire an expert or spend time & energy becoming one yourself:)

Most of FTL allows STR unless you are in an HoA that explicitly bans the same. Your best bet is to work with a local realtor, who knows those rules.

The insurance challenges = lack of insurance and / or higher premiums / exclusions we see when a roof (whether primary or secondary = usually flat) have less than 3 years of remaining life, as confirmed by a 4 point inspection. Hope this helps!

In general, recommend an SFH or MFR, yet, it depends to your answers to the questions above + your search criteria, including how much you wish to spend. The city of Miami has different regulations than unincorporated Miami-Dade county than Miami Beach then other various municipalities around Miami.

Also, in general, Broward county is less regulated = more STR friendly municipalities.


Hi. I've been running a STR condo for a couple of years now and have experience with long term as well. I self manage and plan to do so in the next place I invest. I'm slightly less than 2 hours from Miami. Do you specialize in the STR market?
