Will you be residing / visiting there at all? Will you self manage or hire an STR PM company? How much experience do you have managing STR (& STR condos vs. STR SFHs)? How much time do you wish to devote to this STR?

In general, recommend an SFH or MFR, yet, it depends to your answers to the questions above + your search criteria, including how much you wish to spend. The city of Miami has different regulations than unincorporated Miami-Dade county than Miami Beach then other various municipalities around Miami.

Also, in general, Broward county is less regulated = more STR friendly municipalities.

 I hear you (Miami Beach & some parts of Miami do), yet, we have plenty families that vacation here from all over the world. We also have a thriving economy - logistics; health care; several universities; plenty of opportunities for non-partying tenants.

Many tenants / buyers prefer a smaller yard = less maintenance.

Sell Austin & Miami (before Miami condo market dips.... We've had double digit appreciation in condo prices since you purchased - that's the first market that will soften).
