Depending on your budget (for the purchase and for long term maintenance) might be better to purchase a single family home (or 2-4 units = still considered residential) as those usually give you more control, and, if you are using a property management company, should not be much more of a hustle than a condo. However, of course even entry level SFRs are more expensive.

There are plenty of affordable 2/2 condos in areas less "sexy" than Miami Beach or Brickell that make solid long term rentals - near Florida International University; near University of Miami; other Miami suburbs where families = stable incomes want to reside.

Would make sense if you can set it up properly - use efficient & effective management and make it more interesting / exciting / instagram-able then the competition. "Be different" and your investment will do well (even if the competition doesn't). Happy to share additional ideas - lots to consider!

Take your sources into account. How much is the physician making off of his properties (in NYC or anywhere else for that matter)? Assuming he wouldn't want realtor to give you wellness / health advice. Unless he's one of the few physicians (and, I sincerely wish there were more!) who are financially free (because of their real estate holdings), s/he might note be the source of that info (albeit surely brilliant & a great person!)

We did ours through Lowe's. Plenty other (smaller) outlets in Miami Dade.

STR - far more profitable. Hire a reputable manager / company to help with the headache.
