Airbnb Restrictions in North Miami- How do landlords do it?
Hello, I am thinking of investing in a single family home in North Miami, Fl but I initially wanted to create it as a short term vacation rental on Airbnb. However, the city's ordinance law states that single family homes can only be rented 4 times a year for 3 months at a time. However, there are multiple airbnb listings in the north miami area for nightly stays.
Is there a hack that landlords use to get past this city restriction? I read in another forum that some landlords rent the single family home to their business llc so all airbnb tenants are occupants in a business. Does this hack work?
Short Term/Vacation Rentals
Refer to the Code of Ordinances, Ch. 5 Building Standards and Regulations; Ch. 29 Land Development Regulations
-Single-family homes must not be leased for less than 3 months at a time or more than 4 times in a year.
-Any advertisement of residential property for a period of less than 3 months is prohibited.
-Occupants of short-term and vacation rentals within the City of North Miami must adhere to all local ordinances, to include noise disturbances. ---Excessive noise is prohibited in the City between 10:00 pm and 7:00 am.

Hey @Edith Mora, breaking the law is no way to start investing. Find an area that allows STR's and then move forward.
Just because others are breaking the law doesn't mean you should do it too.
Waaay to many folks come into the forum looking for ways to break the law. Just do it right or don't do it at all.
