brilliant! congrats on your success - would love to know what kind of business.

Before you dive into RE, my suggestion would be to learn not WHAT but HOW you'd buy - if you haven't already, you should immediately focus on asset protection.

wish we had those prices in Miami (and, newer construction for that matter). No land here so there wasn't much in terms of SFRs (yes, we did have some discounted condos but not many at $50k even at the very bottom of the great recession).

sign in the yard helps too! Get lots of calls on that; NextDoor; local facebook groups (especially those specifically for rentals). Lots more that savvy realtors use.

The Miami area experienced YoY appreciation of 12% between August 2022 & August 2023 - solid appreciation play. As I am sure you are aware, most buildings in Miami Beach do not allow short term rentals. Hope this helps;)

If SFR - room by room rentals will bring you more profit. OR, buy MFRs & rent each unit / sections of each units separately to maximize profits & minimize vacancies.
