 What is up with white people saying racism doesn’t exist?? Cmon name onetime you’ve been judged by the color of your skin? I can name at least 20 from throughout my entire life. It’s easy for you to say “there no proof” when you are white.

 it's easy to say no proof when all you offer is "they stopped talking to me" I would be rich if I got paid every time a lead went silent. Every lead has different circumstances that may lead to them going with a different agent. 

I feel a real problem here is you do not generate enough leads to be able to overlook the people that stop talking to you. A real problem is the copy on your door hangers does not match the audience you are giving it to thus generating no leads. you can hand out a million door hangers and if your copy sucks, if you do not know your audience you will get 0 leads. Up your skills and you will probably get better results 

 No one is denying the existence of racism, but to come out accusing a whole market of conspiring against you because you are not getting business is unreasonable in my opinion.

@Mike Corrill maybe something to consider is that the property will attract your tenant. Property on the lower end of the scale will attract tenants who are at the lower end of the scale. If there are the type of customers you want to service continue on, if not, it may be time to rethink this plan

@Andjaur Cato welcome to BP. I am a veteran myself. The certificate from the VA will not qualify you for anything until the credit score is fixed.

I do not know your situation, but if you file the bankruptcy, you will take the ability to buy real estate with financing out for at least two years maybe even longer. So if you can stabilize the situation and start digging your way out without the bankruptcy, I feel that would be a better option.

Treat becoming financially free with real estate like a marathon not a sprint. Get down to the basics and correct all the habits that have brought your life to where it is now.

@Najee Hoggard you are not going to help them. Unless, of course, you buy the property. Most "wholesalers" can't do that.
