@Robert McBride if the account is an "original creditor" it is virtually impossible to get off your report legally. The best chance you have for getting things deleted are the 3rd party collectors if you have no paid them anything. 

You best friend at this point is committing to change and making paying on time and keeping credit balances low

I would ask yourself this questions:

1.Who do I want to rent my house

2. Who will most likely rent this house

This property sounds like a place that the probable renters will be the people that have no other options, and to me that is the biggest red flag. I like tenants that do not give me problems.

Nobody WANTS to live close to train tracks, No one WANTS to live in a small house. They live in these places because there is no other choice. Walk away from this one and find a home your ideal tenant WANTS to live in.

@Ryan Mikhael this sounds super shady, I would just ignore the guy. Most likely he knows he is shady and is not going to do anything about it. He is just looking for a sucker to cut a check becuase he may need cash fast,No need to waste time and money with a lawyer.

yes because eventually that asset will be paid off. Does your 401k give you a profit every year? pretty sure it does not. Do you get rid of the 401k because it doesnt turn a profit every year?

@Bob Malecki I am not positive but it is more likely than not if you are collecting a debt owed to you, you will not need a license or be subject to FDCPA
