I'm clueless, and have weird needs.

Hi, everybody.

I have no idea how to go about this. I'm thinking of buying some cheap property that meets a few specific requirments. I don't really care about the location or even the value. 

I guess my question is: How do I go about finding this property? I have virtually no free time, so I was thinking of paying someone to find it for me. Is there a standard process for something like this? If so, is there a standard fee, or commission, or what?

Any guidance is appreciated.
