I may be missing something but how is a pharmacist who buys a property any different from anyone else with the cash to buy? Just trying to understand the whole angle.

@Kayla Hawkins check out meetup.com there are many free meetings available, just be weary of the groups who are trying to sell you stuff.

Also it might be worth your time to travel a little over an hour once or twice a month to be part of the meetings in Northern Virginia.

@Mayra Perez  being a real estate agent offers you unlimited earning potential, but it takes a lot of consistent action to implement systems that will produce consistent income. You are only limited by how hard you work, and your ability to stay consistent and improve.

If you plan to use the investment property as your primary residence you will not need a 20% down payment. I suggest speaking with a connected mortgage broker so that you can learn about all your financing options.

If you have any questions feel free to ask.

@Account Closed your aunt deserves all the equity possible and that outcome is most likely not going to be accomplished by you. Hire a realtor and stand back and watch how it is done. Sounds like a mess as it is right now.

@William C. Oh sorry, I misunderstood your question. The property is in pretty good conditions, no mold, no major electrical issues, no plumbing issues. Maybe new paint as for cosmetics considering she's lived there for a few years. Other than that she just wants the cash.

well this simply begs the question why does she not list it with a local expert realtor.. how can you bring value to the seller.

seems like a stretch to me..

These kind of scenarios make me insane lol. Hope he does the aunt a favor and lets a professional handle it.

@Kaliya Nikole why did you get your license if you do not have the funds to get started? There are non realtor brokers out there but you will not have access to the MLS or anything else.

Get some cash together and do things the right way if you want to represent clients.
