 Stop using zillow, but use redfin? what kind of advice is that? The information is derived from the same place for every 3rd party site.

@Joseph Bodek How do you handle someone that does not want to put in the work? I feel sometimes the definition of Mentoring" varies from person to person.

@Chris Taylor Getting a license will give you no knowledge about investing, or even being a real estate agent for that matter. It will teach you the basic laws relating to the representation of clients during the practice of real estate. So if you are looking for knowledge that myth is busted.

If you do not intend on doing real estate full time to help clients then it is an expensive investment in the beginning. 

Find a really good sales class, learn about managing databases and if that sets a fire then get your license.

@Chris Taylor i feel that a good agent needs to be passionate about real estate. If you have to ask a forum about "realtor or not to realtor" I don't see the passion. Stick to investing. :)

I would assume the competition at the foreclosure auctions is extremely high since foreclosure rates are low, but i do not have personal experience.

@Keith Sagun for state licensing purposes there is no such thing as a certificate. You are either licensed or not. If you want to be a real estate agent get licensed and start the learning process. 

Do not come in with the expectation that the money is going to be falling all over you. It takes a lot of hard work and mistakes but income potential is only limited by your ability to learn new skills and put in the work.

@Edwin Parrilla speak with a real estate agent in your area, the local MLS might have a consumer facing site that you could browse for your own educational purposes.

@Minh Nguyen have you included the condo fees in your calculations?
