To be a broker you only have to be "licensed" for 2 years and take a test. I have never heard of anyone becoming "broker certified" and I am not really seeing a business model in your post.

I feel if you want to become an agent and sell houses for the money then do that, there is no reason or incentive to take on the legal responsibility of being a broker. If you want to design wheel chair accessible housing after completing school then do that. They are 2 different professions that require learning 2 different skill sets. If you are focusing on one you will never be good at the other.

my 2 cents. Good luck I hope you are successful in anything you do.

@Derek White I think the better question would be, How can I change my habits to raise my credit score. You can get real estate with bad credit, but it is not something that is a sustainable business model. Pay bills on time, lower credit card balances, and delete any 3rd party collections on your report. Then shop around for your financing options.

Hello! @Brandon C.J. Grimes

Welcome to BP, and congratulations on making the decision to invest in your future via real estate.

I have written a few blog posts that may help you get started here on BP, and with your investing. Please click on the links, give them a read, and share your thoughts in the comments.

IF YOU ARE RENTING THE HOME YOU LIVE IN- Read this first. It is the first logical step any new investor should take if they are still renting the home they live in.

Second is a post that I feel will help not get overwhelmed with the amount of info that is here on BP:

https://www.biggerpockets.com/blogs/5868/52761-the-simple-guide-to-getting-started-on-bp

Next is a post that will help get you focused with your real estate investing goals:

The last one is a post that will help you choose an “investor friendly” real estate agent.

There are many agents out there, but it’s important to choose the right one.

I love answering questions if you have any! Good Luck

Hello! My name is Brandon. I am a licensed Realtor In Northern Virginia, and if you are an aspiring investor who is renting the place you live, I want to help you take the first logical step in your investing career.

Purchasing your own home in Northern Virginia

(If you do not know what you should be looking for in an investor-friendly real estate agent then check out my BP blog post about it by clicking here)

If you are still renting there is nothing else you should be thinking about except getting into your own home.

Stop giving the landlord your money

Stop missing out on tax benefits

Stop missing out on the appreciation build up

Stop wasting time.

There are people on BP that have spent the last 5 years "getting ready" or "saving" while they rent their paycheck away month after month. At the same time, the person that knows nothing of real estate bought a house 5 years ago and is sitting on almost 50k in equity. How could an extra 50k help your investing goals?

If you do not own a home, it should be your first investment. Call me to get started on your plan that will get you in your own home.

I offer free credit repair tools and advice

FREE one on one goal setting and strategy session

FREE professional buyer representation

Check out the infographic below to get educated on the costs of waiting

Some of the most common questions I see from new members on the forum are "How do I find a mentor" How do I find comps" "How do I evaluate a deal" "What is the first step I should take with real estate" "Where do I begin"

Here is the answer to all those questions! Buy your own home!

1. You will get me as a mentor during the buying process

2. You can learn how to find comps

3. You can learn home to evaluate a home both physically and by the numbers

4. You will take the first logical step in your investing career

5. You will get an experienced guide to take you through the transaction

6. You can learn about negotiation and how to strategically plan the purchase and negotiation before it begins.

7. Plus much more.

Planning a purchase takes time so do not wait to contact a Realtor until you think you are ready. It's my job to get you ready. Too many future buyers make decisions based on what they think they know about real estate, or even worse, what their friends think they know. This is not a car sale, We need prep time to be strategic and get you the best deal possible on your home purchase.

Read my BP blogs here to get a feeling for who I am and how I operate.

If you feel I am the right agent for you, feel free to reach out to me directly and I will be happy to discuss your goals, and get you on the right path to making a purchase in a reasonable time frame based on your individual situation.

I put together a FREE HOME BUYER GUIDE loaded with valuable information relating to purchasing a home. Click here, fill out the form, and get your copy now. http://bit.ly/2qXEqjt

@Kimberly Duckett I feel you. Right now I am doing the same and I feel it is a challenge that makes me think outside the box. I am exploring ways of lead generation that involve the least amount of time commitment from me. I do believe it can be done.

Good Afternoon all,

So just found this site through watching YouTube about renting and how to get started, I was curious if anyone in Northern Virginia or DC who is in the business would be willing to take me under their wing as I get started.

I just transitioned out of the Marine Corps and always looking for new and better opportunities to invest. Since I have been overseas for most of my adult life, I finally have an opportunity to get into the market.

Welcome to BP. What are you looking to do specifically?
