@Cesar Mundaca maybe the seller felt you did not disclose the true value of the home , which you are obligated to do as an agent, during negotiations and decided to take action against you.

In the end you are not going to force anyone to sell their home, best case you get the earnest money back. Worst case the lawyer nitpicks everything you did, finds 1 or more violations and you get fined and lose your real estate license.

You are not a defender of all investors near and far, let it go and move on. If 20k is so life-changing sell a couple homes and get the 20 k

@Victor D. I have helped clean up a lot of reports for free. I am going to give 2 pieces of advice.

1. Time is your friend, make your payments on time

2. Keep balances low

3. Original creditors are virtually impossible to remove legally before the 7 year time period from last payment.

4. 3rd party collections will come off every time with the correct steps performed in the proper order.

Without any details about your credit report it makes it hard to give anything but general advice

@Ann North you get on here and trash real estate agents and then list everything that does not matter when estimating a value.

The agents that "knew how to comp" were probably the desperate ones that will tell you anything you want to hear just to get a listing. They are too new to realize that an overpriced listing will not sell and is a waste of time.

You sound just like every other FSBO out there who thinks they have the "Best house in the neighborhood" Pony up the cash for an appraisal if you are so sure of the value.

@Erin Auman well based on that you are doing better than 99% of the newer investors on this site. You have made significant accomplishments so you can be proud of that. Keep in mind this is a marathon not a sprint. I would suggest focusing your energy on the projects you already have going, and getting yourself into your own home. Investing without owning your own home is like building the walls of a house with no foundation.

@Roberto Ramos cut the emotion out of what you are doing. All the "i want this bad" and "this is a test" is a mindset that is going to sink you. 

Do you own the home you live in? if the answer is no, start there

You need to learn the basics of a real estate transaction, and you can learn them by purchasing your own home.

Purchasing a home will bring you a quick win, and then you can focus on learning are the ins and outs of wholesaling while you are building equity.

@Erin Auman i am sorry you are experiencing these feelings, but keep in mind they are normal. Many new investors make the mistake of believing the BP kool aid of no down payment no money no credit. This can be done, but it is not a sustainable long term strategy. So my questions to you are:

1. What exactly are you trying to do in real estate

2. Do you own or rent the home you live in now?

@Nolan Clark stick with the stability of what you know while you learn about being an agent. 

If you are an expert at copywriting/marketing, systems, follow up, time management, customer service, interpersonal communication, negotiation, web development, blog writing, team managment then quit your job and jump right in, or if you maintain good relationships with about 10,000 people in your local area.

Most people fall for the idea of what life could be like if they are one of the two above. Then realize being an agent is not what they thought it was.

If you dont have the patience or endurance to build the great wall of china brick by brick don't bother spending the money to get licensed. Buy a few duplexes, retire from your job happy with some extra monthly cash. That is easy.
