The state is huge. You will probably not be willing to drive 6 or 7 hours to attend a real estate meeting.

I would suggest you reach out to your associations legal hotline. They will be able to give you a better answer that this forum. At a minimum there is a required disclosure in the purchase contract.

@Clinton White use your superb negotiation skills to get an EMD that you can afford. Or if the deal is as great as you say have the "cash buyer" you want to bring go in on the deal with you.

@Mark L. if the odor is as bad as you say then you should have smelled it during the home buying process. You should have got a quote for odor removal. Time to take some responsibility for your own actions and stop trying to shift the blame to others. You are a big boy and made the purchase now its time to take care of the issue and move on.

@Colby Easterling navy federal has great rates but I don't recommend anyone using them for a first time home purchase unless they have an experienced agent. I purchased my home with them and constantly had to catch their mistakes. With a big bank it is just a cost of doing business. Your agent should have been on top of these things to avoid these situations.
