@Chase Gibson in Virginia it is required that the buyer provide a copy of the inspection report. It is not going to hurt you if you share it. 

Also, keep in mind some inspectors may make small situations seem more serious than they actually are.

@Jason Grimm my own 2 cents is that if a hard money lender will not touch it, the deal may not be as good as you think it is.

@Zachary Ferris welcome to BP, and congratulations on making the decision to invest in real estate. Do you plan on relying on being a real estate agent and flips for income when you get out? or will you have a job?

@Logan Beckner keep in mind that even if you buy a regular single family home for yourself it is still an investment in your future. You will get tax benefits, you will collect equity over time, and you will learn the basics of a real estate transaction during the purchase.

Don't drown in the BP kool aid and think that you HAVE to househack, or HAVE to have a duplex or fourplex with no money down, and 50% of the market rate for it to be an investment.
