@Wayne Yahnke i would look for an agent that is truly passionate about real estate. That is easy to recognize as opposed to random questions you get from other people to ask.

@Jerome Keizer just wanted to put in my 2 cents on the title of the thread. They were not impacted by the shutdown. They were impacted by living paycheck to paycheck.

@Aaron Lee Murphy first step would be to get a buyers agent. A "wholesaler" is most likely a person that just got on BP yesterday, knows nothing about comps, and found and elderly person that allowed them to put the house "under contract"

a real estate agent can tell you the true value, and you can make decisions on real numbers. It scares me when you talk about "running numbers" after "seeing pictures"

@Andre Clarke bottom line, the EMD is whatever you and the seller agree to. If you told your agent that you don't want to put down 5k, and they do not at the minimum go to the seller a negotiate on your behalf they are only looking for a check and do not really care about representing you.

Unless this agent is the sellers agent, then they should double it when you hesitate at 5k haha

Are you working with a buyer agent, or is this the agent working for the seller?

If the settlement was completed on Friday, and you have no evidence the seller or real estate agent knew about pre-existing problems then the buyer is on the hook.

This is my opinion, I am no judge. Additionally, the buyer should have arranged the utilities to be transferred the day of closing.

To bad so sad for the buyer. Lesson learned to not be so careless

@Shavaun Swygert he is asking you to practice real estate without a license. If you do not have money to execute the contract then you should stop playing around. If you want to bring buyers and sellers together, get a real estate license.

@Charissa Wiltshire  welcome to BP. If you have any questions about the exam feel free to ask. I feel getting as much info from "as many people as you can" will just lead to a dead end. Everyone has opinions based on what they have done (or not done in some cases) and a million other factors. The best strategy is to find 1- O-N-E person that is where you want to be at, and copy everything they do.

For example, for real estate agent goals, I have chosen one person he runs a team of agents in Arizona and sells 2 homes a day, every day of the year. He is where I want to be. I pay for the mentoring, and I am implementing everything in my own business.

Military, federal worker, sanitary engineer, doctor, electrician, they are all the same to me and I treat them all the same. It makes no defiance why any individual can not pay their bills. They know they are not getting paid it is their responsibility to find ways to make ends meet. They need to borrow money from friends and family, sell something or find other ways to survive. The problem I see is these people will likely withhold all rent to pay for other less important items because they know they can. I am not stupid.

You come off a little harsh, but I agree with you. The issue is not the government not paying them, it is them living paycheck to paycheck.
