I would look into getting your license and becoming an actual property manager. Arbitrage is basically property management without a license.

Don't worry about DTI it's an issue that only lasts your first year or two. Once your properties show income on tax returns they actually work in your favor.

The hard part is always and forever will be the CASH needed to purchase real estate. Focus on that part as much as possible. Eventually the properties buy the properties :)

Cap rate does not apply to single family homes.

Most folks (including me) will say rental history is irrelevant.

No chance you'll find anything anywhere near 2.27 in long term rental. In fact I think I'd stop talking about those numbers on the internet cause if what you say is true -it'll get these houses too much attention :)

If you like the numbers buy two! Sounds good to me!

They’ll likely perform comparably depending on management. Don’t over think it just pick the one you like!

Beware of anyone taking your money to tell you this info. Seems to be getting more popular but I don’t get it. If you can’t figure out if it’ll make money you’re  going to have bigger problems during ownership
