Should be STR AND LTR. I have plenty of both including multifamily and I love them all. (and hate them all lol).

You'll need to look at comps. Of course I would recommend talking to a qualified realtor but I'm married to the biggest realtor the smokies have ever seen so I'm biased.

Keep in mind sales are way down right now. Worst they've ever been in fact. This is a nation wide issue but just want to make sure you realize. Cabins are sitting on the market for a long time with little action. We used to see 20 buyers for 1 cabin now we see 1 buyer for 20 cabins.

I'm sorry to say 715 is way too much for a 2/2. Although you didn't post pics or anything so maybe it has a huge view or a 3rd sleeping area or a ton of sq ft.

Your income is also low. If that were my property (again having not seen it) I would be able to get 80k out of it. That said the income really doesn't matter too much when it comes to selling it. It's just a single family home so the rents don't effect the appraised value.

Not a great time to be a seller right now unfortunately. But man you sellers sure had a good time about 4 years ago lol.

Surround yourself with people that are crushing it and you will crush it! My advice is set a goal of 25 properties by end of 1st quarter LETS GO!

I live and invest in Florida. It's just part of the deal. Do I like hurricanes being that I'm from the Midwest? Heck no. But they happen every year. You just get used to it and hope next year won't be as bad as this year. I agree it's click bait.

My STRs wouldn't make good LTRs and my LTRs wouldn't make good STRs. To me they really are just two different types of assets in two different types of markets. 

Can it be done? Sure thing. Especially in a Metro market.

I'm about to move on to my 4th property manager in Omaha. I have real estate in several states and the management in Omaha in my experience is nothing short of terrible.

Agree with Michael. Need more info. No idea what you’re asking. 

Are you trying to raise money for down payments? Where I come from it doesn’t work that way. Good old fashioned hard work and patience will get you your next house.

There are a TON of virtual STR designers these days. They came out of the woodwork with COVID. I think the word "Nashville" is your problem here for multiple reasons.
