Short term works best in vacation towns with few residents. Think beaches mountains and national parks. 

You PM should be sending a monthly owner statement no different than your long terms. This is a conversation to be had with them.

You’re asking some super broad questions. And the answer to both is “it depends” 

do you want to put a lease on it and turn the unit again when they move out. or do you want to work a little harder and have the unit cleaned every 3 days.

as far as cities where short term is good…. There’s a couple dozen. Just google “your city short term rental” and go down the rabbit hole.
