Yea, the problem I see with trying to save is you never do. I don't mean you specifically Jonathan, it's just so hard to save especially for newlyweds. I'm not saying it's a bad idea but if you don't have money wholesaling or buying subject to would be your best bet. You don't want to wait, too many dreams fall by the wayside when you don't act.

As far as question #2 goes,  just about all or most of the marketing researchers say it takes 7 touches to get someone to buy or respond to your product. 

Question #1 if you have access to multiple lists, pre-foreclosure, absentee, divorce, high equity, see if you can overlap your research and look for owners that meet multiple criteria. Such as divorce, absentee, and is in pre-foreclosure. There's three reasons why this person needs to sell. probably be more responsive.

Yea, I have to agree with Allen. If I was going to buy and sell real estate and had the opportunity to get educated for free, for me it's a no brainer.

First off thank you for your service. Everyone in this business will tell to just take action, I've even heard, just do it and learn along the way. You should familiarize yourself with the legalities in your state. You CAN learn along the way, that's how I did it.  Just make sure you don't get ahead of yourself. What ever you do, don't study so much without taking action or you'll find yourself where I was, Carlton Sheets called it paralysis of analysis, studying so much that you don't take action. Never give up on what's important in life. Good luck, you and your men come home safe.

I would like to thank you all for your advice.  Karlton, I thought I heard Texas and Georgia were penalty states, and the % accrued every 6 months. Could you give me a few answers? Also is Arizona a penalty state. And finally do you share or sell your software
