I'm no lawyer but I would think if you paid off the  taxes you could place a lien of your own for the money you spent. Also did the house go into probate when there was no will? I might pay off the certificate holder than just lien the property to protect your interest. Lawyer up buddy!

Are you paying for the utilities? I know that Com Ed and Nicor Gas, Not sure about peoples, when a tenant moves out the utilities revert back to the owner of the property. I would check for sure because I ended up with a $4000 gas bill and a $1900 electric bill. Had to negotiate it down they told me the utilities are tied to the house not the person who lived there as long as they are notified that the person was moving.

Both are great ideas, I've done it both ways.  Actually I borrowed money from my father and my father in law on two separate deals. On one I split the profits but took longer to repay, on the other I paid back out of money from the closing but both were win win win

 Thinking of selling.  Condo 1/2 block from Hancock bldg. downtown Chicago. Owe $650,000 renting $3850.00 per month. Assessments $2200 any Ideas.

You know what, I'm in the process of looking to purchase several properties with my son. He knows nothing about real estate but is a financial adviser. I know things he doesn't and he knows things that I don't know. We both understand that and tend to compliment each others talents. He's my only child so it might make it easier seeing that he's going to get it all one day anyway. lol. You both just have to understand it's a business, but I will say you'll find is not like the restaurant business.
