@Kasey Gourley I definitely agree that 1 hour radius may be a bit much. As for Decatur, I don't think you could go wrong investing there. I've lived there for 4 years. In that time I've noticed the median rent and price has been creeping up since the beginning of last year. If I'm not mistaken the median rent right now is between 900-950 up from around 800-850 last year. The zip code 30032 and 30030 are the "hot areas" right now, tons of new construction. @Kevin Sheppard I typically mail to absentee owners and tax delinquent. My initial piece is always a postcard, then a letter as a follow up if they didnt respond to the postcard. Also I definitely agree with @Anthony Jenkins the content is what generates the leads. Hope that helps.

A good rule of thumb is to leave enough meat on the bones for the rehabbers, and to have a deal that makes sense. I can msg you a few contractors I know, as for lawyers I havent had any problems with John Mauer. Let me know if you want his contact as well.

Whitney Payton when you do your initial walk through tomorrow look for obvious problems (broken windows, holes, etc) since the owner has already told you it's in bad condition your main concern should be the roof,foundation, & if utilities are on check electricity and water, judge the overall condition, take pics and for whatever you don't know get an expert to take a look and like the others said make your offer contingent on inspection and financing if using a loan, you want to be able to back out if there are any problems
