Newbie seeing potentially great property tomorrow **HELP ME!**

Hi all! My fiancé came across an off market deal in Decatur and it seems to be a pretty good deal. We are going to do a walk through tomorrow. We have no idea what we are looking for in terms of estimating repairs. The owner is absentee and has already told us that the home is in pretty bad shape. My biggest concerns are making sure the foundation is intact and that the roof is ok, but I have no idea how I would know that. Does anyone have any tips for what a newbie like myself should be looking for? I would be truly appreciative of any tips or tricks anyone can share with me.

Whitney Payton when you do your initial walk through tomorrow look for obvious problems (broken windows, holes, etc) since the owner has already told you it's in bad condition your main concern should be the roof,foundation, & if utilities are on check electricity and water, judge the overall condition, take pics and for whatever you don't know get an expert to take a look and like the others said make your offer contingent on inspection and financing if using a loan, you want to be able to back out if there are any problems
