  • Weve got a condo here in Decatur. Its a 4 bedroom, 2 bathroom. The tenants just moved out of this property 2 months ago and is vacant. It doesn't appear the property needs any major repairs, just a needs a thorough clean up and cosmetics.
  • New HVAC
  • Estimated Rental Numbers
    • Purchase Price + Estimated repairs - $25,000 + $2000 = $27,000
    • Rent - $800x12 = $9600
    • Estimated Property management - $80x12 = $960
    • HOA - $155x12 = $1860
    • Estimated Insurance - $500
      • Estimated Net Rental income - $6280
      • Estimated Net ROI - 23%

  • Here we've got an attractive single family home in St. Augustine Florida. This property is located 1 block from the beach! Theres alot of activity going on in the area, new construction and rehabs homes everywhere!
  • This property is currently occupied with a tenant and doesn't need any work as it sits. Its has nice hardwood floors and overall a very clean house.

 I send post cards to people who have bought properties for 100% equity in the past year. These were cash transactions. I am trying to qualify them as buyers to add them to my list.

I haven't used it, but from what it sounds like I use a similar contract. This is not any legal information but be sure not to have too many contingency clauses, some sellers won't like it as much and may not take you as serious, but other than good luck on your real estate journey :)

  • Here we've got an attractive brick ranch located in Austell Cobb County. This property is located right off East-West Connector in Austell. South Cobb Highschool is walking distance from this house. Its in a residential neighborhood. City Plaza Shopping center is less than 5 mins away.
  • This would make for a great rental property with great equity or potential flip, theres lots of active listings for sale at 100k+
  • House does not need any work as it sits to be a rental. Property could use updating to kitchen and bathrooms if you planned on selling it retail.
  • Tenant Occupied - Will be delivered empty once closing date is set with buyer.

@cecilia gonzales Don't give up!! There are going to be many times you feel discouraged, but its all part of the business. I know exactly how you feel, we all had to go through it. Always remember its a numbers game, so take enough action to beat the odds. What are you doing to find motivated sellers?

I am still fairly new, but I started out with about $500. I drove for dollars heavily and sent yellow letters and postcards to vacant homeowners and out of state absentee owners. I also was able to co wholesale with other wholesalers to get a little cash flow. If I could do it all over I would have like to started on a bigger marketing budget, but without it I wouldn't be the wholesaler I am today. :)

Hi I have a property under contract and I am having a hard time finding an end buyer. To market I have done everything in the book (social media, signs, rei meetings etc). It seems as if nobody wants to buy it because the location is not the best, and there are a lot of vacants on the street. What should I do to overcome this obstacle?
