@MarieChele Porter I definitely agree with @Chance Bridges about the good rental areas in and around Atlanta...I would also like to add a few more good areas to rent 30030 and 30034...I have investor clients who have strong rents in those areas too.

My farm area is Decatur mainly 30032, Many of the investors I work with typically look for 10% or more roi in that area...7.9% isnt bad but depending on your exit strategy, and your numbers it isnt the best deal.

I have an extremely motivated seller in savannah, ga. The property has been vacant/boarded up for awhile and is in bad shape. Possibly needs everything (plumbing, electrical, etc), roof looks like it would need to be changed as well. The property also has some code violations. Hi currently have this property under contract, but I need to restructure this deal. I am looking to wholesale the property, but currently the owner is under water and wants to get rid of the property. Only problem is the property needs work and he owes 37261.56 which is more than what the property is worth. How can I restructure this deal so that its a win win situation? Any feedback would be appreciated.

It's refundable only during due diligence period but becomes nonrefundable  after that date.  Sorry for any confusion.
