At the very least, if you lose the deal, you'll then know who bought it and messed it all up... I'm sorry to hear about your situation.

I agree with Michael. If you can get that judgement, then I'd imagine you could start to garnish his wages, depending on the laws and procedures in your area.@Michael T.

It can be tough to get through to a tenant not to call when something tiny is going on at the house, such as a light bulb. I'm under the belief that it all starts upon your first showing with the tenant, or the day you sign the lease. I know I need to be a bit more intimidating to call as well. Intimidating isn't the right word, but close enough. You might consider reading "Landlording on Autopilot" by Mike Butler. It is a great book, and there's a lot of info in the book about "training" your tenants.

A motivated seller is usually someone who has inherited a property they don't want to take care of, kept a house through divorce, has moved and does not want to be a landlord, etc...

Generally, they are people that don't live in the home and just want some cash instead of dealing with the property.

I agree with Ned, some people are just jerks. The exact opposite happened to me yesterday when looking at a house. The neighbor came out and told me he was an aspiring investor and we had a great 10 minute conversation and exchanged cards. At least you got an interesting story out of it!

Are you wanting to live in Ambergris Caye? Supposed to be one of the nicest islands, if not the nicest in the world. And, ripe for investment as well, yet pricey.

If I were you, I would ask for the security deposits to be put in your possession. Otherwise, it may just come out of the purchase price, and then your loan covers it, so you wouldn't have that cash when they move out.

As far as verification, you would think the tenants have kept or asked for receipts for verification of payment. Have you seen lease agreements? They would at least state the amount of rent to supposedly be paid. That's a tough one, sorry I'm not too helpful on that.

However, you can at least do your due diligence to see if the rents are at market rate for the area.

Who exactly are you wanting to send letters to? Absentees, or just every person that owns a house in that zipcode?

You could pay for a list online from any of the sites that are mentioned in these forums, like listsource, us leads, etc. You may be able to pay for a list from the county or a title company as well.
