I decided to use docusign (which I already had) and will get them to send the money via paypal or western union. I don't know why I made this more complicated than it is haha. Thanks for the input everyone.

Anyone have any suggestions on the best way to sign a lease with someone that is out of town? The prospective tenant works in the oil fields and does the so many days on, so many days off work schedule. Currently he is out of town until the 1st, but is wanting to move in to one of my properties. I have checked all of the employment, background, income, etc. However, I don't feel comfortable holding a property for someone just based on a verbal agreement (I always market a property until I have a signed lease and deposit). Any ideas on how we could conduct business in this manner? Example, I don't want to sign a lease with someone and never receive the deposit in the mail. And, of course I wouldn't expect him to just mail a money order, either.

I would definitely choose letting them leave with their deposit. It may hurt to "let them win", but you're saving money and getting them the heck out of your property. I wouldn't let your pride get in the way of a rational decision. Chalk this up to a learning lesson. I just went through a similar situation not long ago, and like you, was kicking myself for being nice. Now you know how to handle it next time!

Any update in the last couple of days? I had a similar situation a couple of months ago, so I'm interested to see how it turns out.

I think there's two strategies here that you could implement.

Really scrape the MLS with keyword searches, DOM, etc. in order to find out which properties may be worth making an under market offer on with a chance at getting accepted. Then, only offer on these properties. This strategy would definitely benefit your Realtor more.

Or, start finding properties that fit your buyers criteria and then blast a bunch of offers out and see if any stick. This might frustrate your Realtor as they will get negative feedback and have to do a lot of paperwork. But, some Realtor's don't mind.

I have personally been the Realtor for a couple of wholesalers in my area who were successful at wholesaling MLS properties.

As mentioned about, the only real answer would be to buckle down and force yourself to make the calls, or else nothing will happen for you.

However, you could try getting your brain to associate making a call with a positive feeling. Every time you make a call, whether it's a deal or not, reward yourself with something small and enjoyable (yes, this is similar to some dog training haha). Eventually, I'd think you'd be past the point of paralysis and enjoy making the phone calls. One random phone call could change your life. What is the worst that can happen? Someone you call, berates you and says "take me off of your list you ****head!"? Then you know you just need to move past that lead, and you're in the exact same situation you were in before you made the call. No harm done. 

Not saying it's easy, but you can definitely do it.
