Have you, or anyone you know, used this program through NTN? That's very interesting.

I would attempt to setup the payment plan and see what happens. If they haven't done anything towards their balance in a couple of months then I would go get the judgement.

And just a day after the podcast covered some of this argument haha.

I'm sorry to hear about your troubles. Although it sounds like you might be able to get the $2000 covered since it wasn't necessarily approved, it probably would be best to just move on. Hope it works out!

That's a really interesting way of assigning a contract. I hadn't thought of that. When you do the "vested title..." do you assign a contract at all, or do you just instruct the closing agent to include your fee on the HUD? What legally binds the buyer to take over your position in the contract? Also, does that mean your buyer typically doesn't know what you're making until closing as well? Sorry for all of the questions, I just hadn't even thought of wording it differently.

I have a few duplexes, and see quite a few pop on on the MLS in one of my saved searches. I'm looking to sell one right now, too. Unless I have been doing something majorly wrong, there aren't any different inspections, nor do you need a license to deal with duplexes.

@Nicholas Kral I believe it is, technically. However, I have also never put down EMD when dealing with a FSBO, and the title company never said anything.

Ned brings up some good points. In Oklahoma I believe you have 3 days in order to take earnest money to take the title company before there is any issue. In this case, I have sold the property within a day or so and just had the end buyer put up any earnest money that the seller is requesting.

I would really like to begin keeping up with my blog on BP or a 3rd party site. However, I was wondering if anyone that keeps a blog or posts on here quite a bit has had a tenant look into it? I don't think it would be a big problem or anything, I just don't want a tenant to possibly see my growth, pains and profits of my business if they're spoken about. I also might want to tell tenant stories for help, etc. Has anyone had any experience or issues with this?
