Unfortunately, I was unable to go to the syndication event in September. But, I do think I am going to try to make it to their event next year. A few of their other events sound interesting, but that one sounds the best to me.

Yep, I'm not nearly as active at most on the boards, and I have spoken on the phone, met wit, and emailed a handful of bp members. It's been great!

If they aren't on the market yet, you'd need to find out which bank owns the home first. Then, you should call and contact the asset manager in charge of handling that particular banks REO's. I have never actually tried this, but I'm sure someone on here can chime in if they were successful or not at it.

Sorry, I should have clarified. I meant ads marketing for sellers.

I think if you were to do that, then you would have more problems on your hand than you do currently. I'd just politely ask the Realtor to submit your verbal offer if that's what you wish. Maybe even provide your proof of funds or approval letter to let them know you are serious. Going around the Realtor does not sound like a great idea, in my opinion.

Unfortunately, I don't believe the Realtor will be legally inclined to submit your offer to the seller unless it is on a contract. If I'm wrong, someone please let me know. It kind of stinks that the Realtor will not informally take the offer to the seller, but that is this Realtor's way of doing things. Maybe you could just use that Realtor to fill the paperwork out for you and that way he gets the total commission if it is accepted?

That's actually a good tip. Especially, since the qqqqquiiiiicccckkk tIIIIIpppp (highest voice possible) was discontinued.

Callum, can you elaborate on the "typically don't work with Realtors"? I didn't take offense, but I'm curious how many title companies don't work with Realtors. New to me, but that wouldn't be the first thing haha.

I am just curious. For those of you that post Craig's List ads, which section do you post them? I usually post in the fsbo, but decided I should try the real estate services section as well. I know Craig's List probably isn't the highest and best marketing tool; however, it's free, so I might as well use it.
