I have only heard great things about Allure.

I really liked how easy the vinyl flooring was to put in as well. I grabbed some plank vinyl that had a hardwood look. Turned out pretty well and my tenants liked it as well.

18002sellhomes is a large wholesaling company here in OKC and probably Tulsa. While Leo has had troubles in the past, the company seems to be fairly reputable as of late (although they low ball, but then again what wholesaler doesn't?). They also seem to be really successful.

Although I have never used red dirt personally, I know multiple investors who have used them, and they have expressed good things about the company. They move fast, estimate their own repairs (they definitely don't want you to get into a bad deal), and are pretty helpful throughout the process.

@Justin Williams Just out of curiosity, if you don't mind sharing, how many of the properties have you already completed the repairs and either re-listed or resold up to this point?

Vana, I believe some people do perform there operations this way. And, I'd imagine that many people on the boards here would agree that being honest and transparent about it is the best way to do things. However, I can also see why a seller may not work with a wholesaler if they were to know this information.

I see the same combination all the time here in OKC. There's been a couple of homes that I just randomly stopped to take a look at, and could have gone in without asking because the code was so common. However, I didn't want there to be any trouble with me going in without asking, so I had to call the listing Realtor.

I'm not quite sure on the contracts. Although, as suggested above, I would just do what the buyer wants.

As far as the 8-10%, if they are willing to pay it, why question them? If they didn't think it was fair they wouldn't offer it, in my opinion. Let us know how it works out!
