Starting off in Ferndale Area (out of state)

Hello All,

I am a newbie when it comes to REI and have been stalking this site for a couple months now. I have lived in the Los Angeles area for about 9 years now, but I was born and raised in Michigan. I'm looking at investing in a buy and hold property in Ferndale around 65k that will need work; however, I have no idea where to start since this will be my first property. I have family near by that could help out. Please let me know if you have any advice!
