Welcome to BP! I am a property investor in Australia and also in the US. Based in Melbourne, we do quite a lot of deals both in country and out. I utilize trusts and PTY LTD companies in Australia as well as LLC's in the US, but the structure to use can also depend on the deal. I would strongly recommend you talk to your solicitor over here regarding the best options for your AU investing as this will need to also take into account your personal situation from a tax perspective as well.

Welcome to Australia!  Hope your enjoying your time here?  Make sure you make it down to Melbourne if you haven't already! Worlds most liveable city ;-)

There are certainly tons of deals in numerous states within the US where you would easily achieve a $5k per month passive income from rentals. Just recently closed on 2 apartment buildings for around the $250k mark for both returning just shy of 20% ROI after costs. Definitely plenty of options for you

Welcome to BP!  I cannot give much advice regarding the NZ market but I do invest heavily in but AU and US markets.  As @Dean Letfus mentioned there certainly is cashflow everywhere in the US.  There is also still extremely strong capital growth (not so much cashflow though) in Australia, but generally need high equity or funds to get involved in AU.  You don't need to fly to the US to invest, or NZ for that matter, just need to ensure to get good people on the ground and ensure you complete your due diligence well.
