Was lucky enough to visit you beautiful country a year or so back, Venice was an amazing place!  

We invest in the US from our base here in Australia, so you can definitely do it!  Detroit is a super tricky area but can be extremely profitable.  I like Florida too, but tend to stay away from the East Coast but some great deals there as well!  Best of luck with it all and keep us updated how you go.

You have some fantastic advice coming through in this thread! From my experiences as a fellow Aussie investor, I have found it considerably easier to access finance here in AU through LOC or unsecured lending, investors etc rather than trying to get HELOC on low value properties. I have often accessed some short term hard money for closes etc, but would not recommend this to purchase other properties as the interest is too high and terms are too short.

I did investigate once the option of a HELOC on a property I had in Birmingham MI, but the appraised value of that property was just north of $200k. Was still a difficult process and chose at the time not to continue with that strategy.

Hi @Joel Britton  I am also an Aussie investing in the US.  We are based in Melbourne.  Wholesaling properties there is extremely difficult without being on the ground.  I believe it could be done, just would require immense ground work to set up your network first, and would take some time to get in place.

We use some different strategies to invest being overseas.  Reach out if you want to chat at all

@Josh Walker Hi Josh, I would also recommend @Robert Syfert as a contact.  Worth having a chat to him.  Very responsive and he and his team have great properties for rentals

Actually Frederico, it has become much easier and more common here in Australia now, but very expensive.  Would not necessarily recommend it still. 

Art, I find it much better to build in to my profits one month vacancy each year to allow for some of the down time we may experience changing/evicting tenants if worst comes to worst. 

This often is a much cheaper and easier option than trying to find insurance for rental payments

We are also now allowed to use bond payments to cover rental income in arrears if the tenant is evicted and behind.  Not sure about the US though for this policy?

Hi Keith

I have to agree with @Dan Heuschele in that relying on appreciation, particularly in the short term is risky.  I call that the "Buy and Hope" strategy...doesn't work so well

Even here in Australia where the market is booming on the east coast, we still do not purchase properties unless we are able to manufacture our own growth through rehab, subdivision, strata titling, significant property discount etc.  This way you are much more in control of your own destiny rather than hoping the market rises.
