Hi Eva

I don't have any experience with Europe so I can't help there but I can tell you that both US and Australia have some great benefits but are both very different markets.  I find the cashflow and affordability of the US market in some areas, great but the growth you can get in Australia is excellent, even in a softening market

Both have their pros and cons so need to look carefully into the right areas first.  It will certainly help to find someone in the market your looking at to assist you.  Reach out if I can help or if you want any contacts or referrals.

I would be a little careful with Condo. Sometimes the HOA fees (essential the same as our Body Corporate fees for units here in Oz) can be very high and out weigh any cashflow benefit of the rent.

Getting funding can certainly be harder but not impossible.  Let me know if I can help at all!

@Lawrence Mauga Shame to hear your deals all went south.  I can understand the power of knowledge, and sometimes we need to spend/invest in ourselves to get this.  Does seem unusual that ALL your deals went sour, even the law of averages would have at least seen a couple come through or break even though?

I certainly made many mistakes investing in the US market from Australia first up, but did manage to turn it around quickly.  Stick with it and dont give up.  Use each as a learning experience.  It is only the quitter that ever truly fails

I have a contact that does have access to non recourse lending which allows the the loan to be against the property solely rather than looking at your (or your LLC's) credit checks.

Frederico is correct, it takes at least 2 years of positive tax returns through an LLC before the lenders will even look at lending to an LLC, and I have researched every option in Australia I could over the past 4 years but have not found any outlet that would lend against a US property.

For rentals, really your best options would be to find a non recourse lender, or a line of credit against a property here in Australia

Yes @Jeremy Taggart is correct, I feel your best option would be to partner up with someone on your first deal, turn your $10k to 15-20k then work up each deal from there

@Tyler Crowell Welcome to BP Tyler!  I also was in a similar position some years ago, with developments we were doing here in Australia getting too expensive and margins too tight, so looked at US midwest property investment back some 5 years now.  Definitely made an amazing difference to us!
