Previous time in rental has been my best predictor of a good tenant in my "C" property.  You get a bunch of applications and rent to the best person, not the first one that meets your criteria. Tenant 2 all the way.

I changed all the spigots on the outside of the property to the spigots with a removeable handle. I saw all kinds of crazy $4it that pissed me off...my water being used for water balloons, to fill kiddie pools, to wash cars...even an old bag lady that rinsed off cans she found in my trash...and that lady wouldn't shut the water off since it wasn't her problem! This helped a bunch.

I would suggest hiring a Management company.

Chalk all this up as a learning experience...there is a learning curve for all of us. 

My Managment company has all my tenants do a year lease, then they switch to month to month...not sure why, but this is pretty typical. It has worked out well for me in vetting good tenants.

You're gonna have to evict. Just go ahead and bite the bullet, and act immediately. You will do better next time. Bad tenants don't magically get good, ever.

If he was already a tenant, i would keep him...how is it a problem? Is he damaging your property, is he not able to get to work?

I replaced the spigots with caps, except for one that has a special removable key. Those are only 10 to 20 bucks. i installed it myself in minutes. I don't have very large lawns (maybe10' x 6'). The small lawn and my bushes seem to do ok with the evening dew. There was a woman that dug in my garbage for aluminum cans, and she would rinse out the cans with my water, and she didnt bother turning the valve off when she was done....and my tenants with kids would fill up water balloons and all kinds of other non sense...

You have a professional tenant that is going to get free rent from you for as long as they can. I'm in socal, and I have been pleasantly surprised with the judges i have stood before.

My insurance didn't ask about cars. There was a tow company sign on my property when I bought it. I called once, they were out with a quickness (20 min) and towed the offending car quickly and quietly like ninjas. 

if its "C" type properties you are renting, its gonna be pretty typical of the average renter. A 750 fico is pretty damn good if you are getting that. how long they lived at a previous address, and time on the job have been better indicators for me, as opposed to a missed cell phone bill.

My leases have a clause that say we're not liable for any damages, and further they have a clause that appliances are provided as a convinience and not "mandatory" for renting the place. In CA refrigerators are not usually provided. Tenants are slobs who care for things like they belong to someone else (and not to themselves personally)...Im always getting calls about stove burners, and 100% of the time its because they spilled somethig on it, then it calcified because they aren't capable of cleaning...so as my current round of stoves wears out...I'm pitching them and then the tenant can supply their own fridge and stove. I spend way too much time and $ cleaning stoves...i'm done with it.
