Tenant Refusing to Pay

I have a tenant in Mississippi who is refusing to pay rent because it took 2 weeks for a broken exterior door(a small chip at the very top of the glass on the door) to be replaced due to contractor delays. I contacted every reputable contractor and handyman in town to get the door replaced as fast as possible and 2 weeks was the earliest I could get it done. I sent out the notice to quit and the 3 days is now over and tenant stated that she is moving but she doesn't have a date she is leaving. Do I still file for eviction?

Yes you always proceed with a eviction. You can always withdraw it if they leave but until they do leave you have no leverage without the eviction. Start now don't wait until they change their mind. 

When this tenant stopped paying it was because they had already decided to move. Get the eviction and then file with small claims court to collect.
