Spraying for bedbugs is ineffective. If even just one escapes the spraying, you are screwed. You have to heat the apartment up to a certain temp to kill all of them.

My PM company had a maid service come in for $130 for cleaning a 2 bed 1 ba. I tried cleaning it myself, but I did not get the same results the maids did...for $130 I'm probably not going to bother trying to clean again, ever.

Tile. It costs more $ because it's worth it. In my last empty unit I put tile everywhere, except the bedrooms where I put lumber liquidators vinyl planks. When the vinyl planks wear, Im gonna put tile in the bedrooms too...

The floor was always where I spent the most time and money when getting an apartment ready. If tile isn't an option sheet sheet vinyl holds up ok...but eventually it gets little cuts in it.

Not only when you are out of town...but always on a Sunday. My property must have an arrangement with the local plumbers union that any leaks or boiler explosions will happen on Sunday.

You can get do it yourself radon tests at home depot...then you send it in and get your results...but yeah...I wouldn't trust her results...and if it high, tell her not to spend much time in the basement, done.

I would never want to partner with one of my tenants...which is in essence what you are describing.

I've had similar experience...when you move all his junk out you will disturb all the vermin that live there...rats, roaches, etc can get into your other units.

I don't understand why a year long lease means months and months of litigation and lost rent. If they don't pay, they are getting a 3 day notice, they broke the lease by not paying. 

I finally got some decent people in my C building, and a decent tenant's year long lease is up. I am debating m2m or year long. The pm company told me they usually go m2m after the first year...I told her I want to do another lease...I like this tenant, and I want to hang on to her as long as possible. 

My previous crappy PM company also said m2m was easier to evict, but i just don't see it. Its almost as if you are planning for failure.

Today July 31, 2017 I was doing research for fun...and this topic came up. This property at 155 N. Edgemont St., Los Angeles, CA 90004...is now selling for $1,075,000...with $44,897 of yearly gross rents...yikes.
