We inherited a Hoarder

We recently purchased a 12 unit property with no vacancies. We have good tenants as far as I can tell except one. We have a hoarder. Three of the tenants have a lease and we're getting the others under contract. The one exception is a hoarder. Does anyone have an experience on what to do? Evict for non-compliance of a M-M lease? Or try and get him to clean up first?

Unfortunately hoarders usually can't change their behavior due to psychiatric illness.   If this tenant has a M-M lease, the easiest thing to do is to give notice and not renew the lease.
