What type of Floors are the best?

I help manage a couple of Rental Homes.  Due to the location, there is typically high turn over of lower income tenants who all seem to be very rough on the house.  The latest tenants stopped paying rent which was followed by a 3 month eviction process.  Once the landlords got into the house it looked as if the carpets were used for oil changes.  Since this is becoming a trend for these homes, I have suggested the cheaper composite wood flooring as it is much easier to clean.  The landlords fear that it will lead to warping and replacement will need to be just as frequent.  Wanted to put this out there and see what the general consensus is.  Carpet or composite flooring?

Tile is expensive to install, the wood looking tile is even more expensive.

When talking about cheap rentals, Allure is the best. All in for $2-3/sq.f depending on sale and labor and 25 years warranty.

My tenants were fixing bikes on it and after they moved out, simple cleaning made the floor looks like new
